What we do, warm roofs

A warm roof replaces the polycarbonate or single-glazed roof on your existing conservatory with a fully-insulated tiled or slate-effect roof, complete with internal plastered ceiling. The result is a room you can heat like the rest of the house, warm in winter, cool in summer, quiet in rain.

This service is for anyone with a 1990s or early-2000s conservatory that is now used for storage rather than living. It is also for owners of newer conservatories with glass roofs that overheat in summer and lose heat in winter. Both problems disappear with a properly specified warm roof.

Professional installation matters here because a warm roof is a building-regulations job, not a cosmetic upgrade. The existing frames must be assessed for load capacity, the pitch and structure re-engineered to take tile weight, thermal performance calculated to meet Part L targets, and building control notified. We handle all of that within the fixed quote.

What happens if you leave it

An unused conservatory is dead space you paid for. It heats your garden, not your family. Every winter it sits at outside temperature; every summer it is uninhabitable by early afternoon.

Left unaddressed the polycarbonate itself degrades, panels yellow, seals fail, and the roof begins to leak. At that point the choice is a like-for-like replacement (which reproduces every original problem) or a proper warm roof upgrade that finally makes the space work.

The most common mistake we correct is a cheap insulated-over-polycarbonate 'warm roof' fitted without building regulations sign-off, without upgrading the structure, and without a proper internal plaster finish. Those installs fail thermal performance targets and can cause condensation issues within the roof build-up.

From first call to sign-off

  1. STEP 1

    Sales representative visit

    One of our sales representatives comes out first to walk the property, understand what you want, talk through options, materials and finishes, and outline indicative pricing. No pressure, no time-limited discounts.

  2. STEP 2

    Surveyor & fixed written quote

    If you want to proceed, our surveyor attends separately to measure every opening precisely, check structural context (lintels, thresholds, reveals) and lock in the specification. You then receive a fixed written quote to compare like-for-like.

  3. STEP 3

    Strip & prepare

    The existing roof is stripped and the frames prepared. Any structural reinforcement is added at this stage.

  4. STEP 4

    In-house fitting team install

    The insulated roof structure is built up on site: rafters, insulation layers, breather membrane, battens, tiles or slate effect finish, and a fully-plastered internal ceiling with spotlights and optional rooflights.

  5. STEP 5

    Sign-off & guarantee

    Building control inspects, we hand over paperwork, and you receive a 10-year workmanship guarantee.

Warm Roofs, how we specify

Warm roofs are a specialist retrofit and the detail matters. Below are the decisions we walk through at survey.

Structural assessment

Not every existing conservatory can take a tiled roof without reinforcement. We survey the frame section, check the dwarf-wall capacity, and specify additional support where needed, steel goalpost frames, additional posts, or replacement of the ridge, before quoting. Any reinforcement is inside the fixed price.

Insulation build-up

Modern warm roofs use a rigid PIR insulation layer within the rafter zone plus an over-rafter layer to eliminate thermal bridging. U-values are calculated in writing to Part L targets.

External finishes

Lightweight tile-effect systems (interlocking tiles on battens over a breather membrane) are the most common finish. Natural slate is available for period properties where planning requires. Both come with manufacturer weather guarantees.

Internal ceiling detail

The internal finish is a fully-plastered ceiling, not exposed timber, not a suspended tile, with LED spotlights positioned to your layout. Velux rooflights can be added for natural light where desired.

Building regulations

Warm-roof retrofits are notifiable to building control. We handle the notification, the inspection appointments, and the paperwork at completion. Any installer who does not is leaving you exposed at resale.

How much does a warm roof cost?

How long does installation take?

A typical conservatory warm roof is completed on site in around one to two weeks depending on size and any structural work.

Do I need planning permission?

Usually no, warm roof replacements are ordinarily permitted development. Conservation areas and listed buildings may need planning consent, which we flag at survey.

Do I need building regulations approval?

Yes. Warm roofs are a notifiable change under Part L. We handle the notification and inspection as part of our fixed price.

Will the existing frames take a tiled roof?

Most will with minor reinforcement; some need structural upgrades. We assess this at survey and specify any required work in the quote, no surprises later.

Can I add spotlights and rooflights?

Yes. LED spotlights are standard in the plastered ceiling; Velux rooflights can be added at any position we agree at design stage.

Is a warm roof warmer than triple glazing overhead?

Yes, significantly. Even the best glass roof loses more heat per square metre than an insulated warm roof, and glass gains solar heat in summer that an insulated roof does not.
