Skylights and flat rooflights are the fastest way to transform a dark kitchen, back extension or loft room into a bright, everyday-use space. We supply and install pitched skylights (Velux and similar) and modern flat rooflights across Kent, London, Surrey and the South East.
This service suits owners of single-storey rear extensions where wall-mounted glazing alone doesn't bring enough light in, loft conversions that need daylight from above, and older properties where landing or bathroom windows can't be increased due to boundary or planning constraints.
Professional installation is essential because a skylight is a hole in the weather envelope of your house. Flashing details, kerb upsands, insulation continuity and drainage all have to be right first time, leaks that appear years later almost always trace back to short-cut install detailing.

You choose fixed vs opening, manual vs electric, blinds, glass tint and frame finish. Everything is confirmed in writing before order.

In-house fitting team install
The opening is formed, the upstand kerb built, insulation carried up, flashing detailed, and the rooflight bedded and sealed. Internal reveals are made good.

Test & sign-off
Every opening rooflight is cycled and tested, and we hand over care instructions and the 10-year workmanship guarantee.

Skylight specification depends on the roof type and how you want to use the space below. Below are the choices we walk through.
Pitched vs flat
Pitched-roof skylights (Velux is the household name, though several manufacturers make comparable units) suit lofts and pitched extensions. Flat rooflights sit on an insulated upstand on a flat roof and give the modern architectural look most kitchen extensions specify.
Fixed vs opening
Fixed units are cheaper and thermally slightly better; opening units add ventilation and, critically for lofts, an emergency escape route where building regulations require it. Electric-opening rooflights with rain sensors are practical in flat-roof positions you can't easily reach by hand.
Glass specification
Standard argon-filled double glazing with self-cleaning coating is the baseline. Solar-control glass is available where the room overheats; acoustic-laminate glass reduces rain noise, which matters more on a flat rooflight than a pitched one.
Walk-on & structural glass
Where a rooflight is on an accessible flat roof (a terrace above a room, for example), we specify walk-on structural glass units. These carry different load ratings and price points to standard rooflights.
Blinds & control
Internal or external blinds, manual, electric, or solar-powered, are worth specifying at install time. Retrofitting later is possible but always tidier when planned in advance.

How much do skylights cost, supplied and installed?

Every home is different, so we do not publish rates. Price depends on size, specification, glass, access and any structural work involved. Request a free survey and we will issue a fixed written quote before any work starts.
How long does installation take?

A single skylight is usually installed in one to two days including making good the internal ceiling reveal. Multiple rooflights on a new extension are programmed with the builder.
Will a skylight leak?

A correctly upstanded and flashed rooflight is as reliable as any other part of the roof. Leaks almost always trace back to install shortcuts, the reason we take upstand and flashing detail seriously.
Do I need planning permission?

Rooflights are usually permitted development. Conservation areas, listed buildings and some upward projections may require consent, flagged at survey.
Do I need building regulations?

A new rooflight in an existing roof is a building-regs matter. We self-certify or notify as required.
Can you install into a flat roof I already have?

Yes, provided the deck is sound. We assess this at survey, a rooflight over a tired flat roof is often the trigger to re-roof at the same time.
Can you fit a skylight I've bought myself?

No. We only install skylights and rooflights that we have supplied ourselves. That way we can stand behind the whole installation, the unit, the upstand and the flashing, under one 10-year Swift guarantee.
Are opening rooflights electric or manual?

Both. Manual is fine on lofts and low pitched roofs; electric is standard on flat rooflights out of easy hand-reach. Electric units include rain-sensor auto-close.
What guarantee do I get?
